How Much Does a Roof Inspection Cost? About $125 to $571, and Sometimes Free From Roofers

By Sharrk Team · October 29, 2026

A professional roof inspection usually costs about $125 to $571, based on current cost guides from HomeAdvisor, Fixr and This Old House, with averages between $236 and $426. Some roofing contractors also offer free inspections as part of giving an estimate. Those can be useful, but ask what a free inspection actually covers.

How much does a roof inspection cost in 2026?

The big cost guides don't agree exactly. The table shows what each one said when we checked on October 29, 2026. Angi and HomeAdvisor are sister sites and publish the same figures, so we count them once.

SourceAverageTypical rangeFull range shown
HomeAdvisor / Angi$236$125 to $357$75 to $900
This Old House (updated April 16, 2026)$331$125 to $571Not shown
Fixr (updated January 31, 2025)$426$307 to $571$120 to $800

This Old House says its numbers come from Angi and Fixr contractor estimates, so the three sources overlap. A fair summary is a few hundred dollars for a standard home, with the price going up for bigger or steeper roofs, special methods, or a written certification. Angi's guide puts its regional ranges at $130 to $160 in the Southwest and $250 to $1,200 on the West Coast.

What does each type of roof inspection cost?

The method affects the price more than anything else. Here are HomeAdvisor's figures:

Inspection typeWhat it isTypical cost
Physical (walk-on visual)An inspector climbs up and looks at shingles, flashing, vents and gutters$75 to $200
DroneA camera drone photographs the roof. Useful on steep or fragile roofs$150 to $400
InfraredA thermal camera finds trapped moisture under the surface$400 to $600
Roof certificationA roofer's written statement of remaining life, often for a home sale$75 to $200 (usually on top of the inspection)
Attic inspection (add-on)A check from inside for leaks, ventilation and decking$200 to $500 (Angi)

Fixr notes that infrared is mainly used on commercial roofs. A roof certification is what buyers, sellers and lenders usually ask for during a home sale. HomeAdvisor describes it as a separate document a local roofing contractor issues after inspecting the roof. HomeServe adds that when an insurer requires an inspection for a new policy, the insurer typically covers the cost. Check with your own insurer.

Why do roofers offer free roof inspections?

Angi says contractors may offer "free" inspections during the estimating process, before they write a quote, and that these may not be as thorough as a paid inspection. Fixr's advice is that when a company advertises a free inspection, "you should always ask what that includes," and it warns that some contractors use the offer to get in the door and then upsell.

In practice, the free version is usually a sales visit. The roofer looks at the roof, takes photos and quotes a repair or replacement. That is fine if you need a quote. If you need an independent opinion, such as a certification for a sale, a second opinion on a big quote, or a check before you file an insurance claim, a paid inspector with no stake in the repair is the cleaner choice. This Old House says to "watch out for inspectors who offer to do repairs themselves" and to get separate bids for any repairs.

How do you avoid storm-damage roof inspection scams?

After hail or high wind, be careful with unsolicited offers of a free inspection. Consumer agencies flag these warning signs:

  • Unsolicited free inspections. Angi says free roof inspection scams "typically begin with an unsolicited offer," and that some scammers damage shingles themselves or show photos from someone else's roof.
  • Cash or big deposits up front. The FTC says not to hire anyone who shows up "demanding cash or advance payments up front." The Ohio Attorney General warns against large down payments and suggests paying in stages.
  • No license, insurance or written contract. The FTC calls refusing to give copies of these "a red flag."
  • Paperwork signed at the inspection. The Texas Department of Insurance says to read anything a roofer asks you to sign before an inspection: "Make sure it's not a contract."
  • Deductible waivers. In Texas, TDI says "it is illegal for a contractor to offer to waive a deductible or promise a rebate for it."
  • Door-to-door sales. The Ohio Attorney General notes that sellers who solicit at your home must give you a three-day right to cancel.

Angi also suggests getting your insurer's own inspection before you file a claim based only on a contractor's findings. If the roof is leaking now, read our guide on what an emergency roof tarp costs before you sign anything long-term.

What should a roofer's phone line ask when booking an inspection?

This section is for roofing company owners. An inspection call is a booking call, so the goal is a confirmed appointment with enough detail to send the right person. Keep it short:

  1. Name, callback number and property address, read back to confirm.
  2. Why they're calling: a leak, storm or hail damage, buying or selling (certification), an insurance request, or general age and condition.
  3. Is water coming in right now? If yes, handle it as an emergency or tarp job, not a routine slot.
  4. Roof basics: approximate age, material and number of stories.
  5. Insurance status: has a claim been filed, and has an adjuster visited? For the full flow, see our roofing insurance claim call script.
  6. Who will be there and whether the attic or gate is accessible.
  7. What the visit includes and costs. If it's free, say so and say what the customer will get, such as photos and a written summary. That answers the main question Fixr tells homeowners to ask.

Then book the appointment and confirm it by text or email. For the complete greeting-to-booking script, use our roofing lead call script. This list only covers what's specific to inspections.
