How Much Do Real Estate Leads Cost? About $14 to $223 Per Lead

By Sharrk Team · October 20, 2026

Most paid real estate leads cost about $14 to $223 each: Facebook lead ads run near $14 per lead, Google search ads about $142 to $162 for agents and brokers, and Zillow Premier Agent averages $139 to $223 per connection. Sharrk makes every one of those leads count by replying in under 30 seconds and following up by call, text and email until the buyer or seller books a showing or listing appointment.

The price per lead is only half the math. What you really pay is the cost per closed deal, and that depends on how fast you answer and how long you keep following up.

How much do real estate leads cost by source?

Here is what the main paid sources charge, using the most recent published figures we could verify. Ad benchmarks are medians across many accounts, so your market can land above or below them.

A few notes on the table:

  • Facebook leads are cheap but early. WordStream's real estate median for lead campaigns is $13.74 per lead, with a 9.95% conversion rate from click to lead. Many of these people are months from buying, so they need longer follow-up.
  • Google search leads cost more because intent is higher. LocaliQ's 2026 data, covering April 2025 to March 2026, puts the overall real estate cost per lead at $102.51, with agent and broker categories at $142 to $162.
  • Zillow prices by ZIP code. Zillow says pricing varies by market, home values and expected connections, and publishes only the averages above.
  • Google Local Services Ads charge per lead, not per click, but Google does not publish a real estate rate. The $20 to $60 range is one agency's estimate. Our Google Local Services Ads cost guide covers how LSA billing works.
  • Realtor.com does not publish Connections Plus pricing. The figures above are third-party estimates gathered by Clever Real Estate.

Which real estate leads are paid with a referral fee instead?

Some of the biggest lead programs charge nothing up front and take a share of your commission when the deal closes.

ProgramWhat you payBasis
Zillow Preferred (formerly Flex), seller connections40% of your commissionZillow pricing page
Zillow Preferred, buyer connectionsVaries by market, price and date; reported at 15% to 40%Zillow; range reported by Clever Real Estate
Realtor.com ReadyConnect ConciergeNot published; broker schedules show about 28% to 40%Clever Real Estate, citing broker schedules

Zillow states that the success fee is a percentage of the full commission you expect to earn on your side of the deal. On a hypothetical $12,000 commission, a 40% fee is $4,800. That is far more than any per-lead price in the first table, but you only pay it when you close.

What is the cost per closed deal for real estate leads?

To compare sources fairly, divide what you spend by the deals you close:

Cost per closed deal = total lead spend ÷ closings from that spend

Two hypothetical examples show why the cheapest lead is not always the cheapest deal:

ExampleCost per leadLeads that closeCost per closing
Source A$151 in 200$3,000
Source B$1501 in 50$7,500
Source B with better follow-up$1501 in 30$4,500

These numbers are illustrations, not benchmarks. Track your own closing rate by source for six to twelve months before deciding which source wins. The last row is the point: when you raise the closing rate on leads you already bought, your cost per deal falls without changing your ad budget.

How does speed to lead change what a real estate lead costs?

Most buyers do not shop around for an agent. According to NAR's Generational Trends report, as summarized by BAM, about 74% of buyers interviewed only one agent before hiring. If you are not the first agent to reply, you may never get the conversation you paid for.

A practical routine for every new portal, ad or website lead:

  1. Reply in the first minute. Send a text and place a call while the person is still on the listing. Our 90-second rule guide explains why the first minutes count.
  2. Ask one easy question. "Are you hoping to see this home this week?" gets more replies than a long intro.
  3. Offer a time to book. Give two showing or call times rather than "let me know."
  4. Keep following up. One message is rarely enough, so set a cadence and stick to it. See how many times to follow up with a lead for a cadence.
  5. Go back to old leads. Leads you already paid for are the cheapest source you have, if you have consent to contact them.

How do you lower your real estate cost per lead?

  • Track cost per closing by source, not just cost per lead. Tag each lead with its source in your CRM.
  • Tighten your targeting. On Zillow, that means choosing ZIP codes where you close. On Google, it means search terms with buying or selling intent.
  • Send ad leads to a fast responder. Ad platforms reward you for the lead, but only a reply turns it into a showing.
  • Work your database. Past inquiries, open house sign-ins and expired conversations already cost you money once.

How does Sharrk help you get more from every real estate lead?

Sharrk replies to new leads in under 30 seconds, answers calls 24/7, and transfers hot callers to you live. It books showings, listing appointments and callbacks onto Sharrk's built-in calendar, Calendly or Cal.com. Leads arrive from web forms, webhooks and API connections, so any lead source that can send a webhook, directly or through an email-to-webhook tool, can feed your agent. See real estate lead response for how it works for agents and teams.

Strikes handle follow-up with calls, texts, emails and voicemail drops, and they stop as soon as the lead replies or books.
