How Much Does House Cleaning Cost? About $100 to $250 per Visit

By Sharrk Team · October 31, 2026

A standard house cleaning usually costs about $100 to $250 per visit in the U.S. Deep cleans and move-out cleans cost more, typically $200 to $400 or above, and the final price depends mostly on home size, how dirty the home is and how often the cleaner comes.

Those ranges come from current cost guides by Thumbtack, HomeAdvisor, HomeGuide and Fixr. Each guide uses its own data, so the numbers do not match exactly. The tables below show what each one reports, so homeowners can budget and cleaning businesses can check their prices against the market.

How much does house cleaning cost by home size?

Most cleaners price by bedrooms and bathrooms or by square footage, because both stand in for how long the job takes.

Home sizeThumbtack (average, all service types)HomeGuide (standard)Fixr (basic clean)
1 bed / 1 bath$150$50–$110$70–$100
2 bed / 1 bath$190$60–$120$75–$110
2 bed / 2 bath$195$80–$150$85–$140
3 bed / 2 bath$220$90–$190$110–$180
4 bed / 3 bathNot listed$140–$300$130–$220

Thumbtack's figures are higher than the others partly because they are averages across all job types on its platform, including deep and move-out cleans. Fixr's figures are for a basic clean only.

By square footage, HomeAdvisor lists about $75 to $125 for 1,000 sq ft, $100 to $200 for 2,000 sq ft and $150 to $300 for 3,000 sq ft. Fixr puts a basic clean at $0.08 to $0.10 per square foot. HomeGuide estimates that one cleaner covers about 750 sq ft per hour, which is a useful rule of thumb when you estimate labor time.

How much does a deep clean or move-out clean cost?

A deep clean covers what a regular visit skips: baseboards, inside appliances, cabinet fronts, heavy buildup. A move-out clean gets an empty home ready for the next occupant. Both take longer, so they cost more.

Type of cleaningThumbtackHomeAdvisorFixrHomeGuide
Standard / regular$146–$202$120–$150$75–$175$120–$280*
Deep clean$190–$265$200–$400$200–$400$230–$600
Move-out$200–$286$175–$500$200–$400$150–$500

*From HomeGuide's deep-cleaning guide, which compares standard cleaning with a one-time deep clean.

HomeGuide prices deep cleaning at $0.15 to $0.30 per square foot, or about $300 to $600 for 2,000 sq ft. Fixr's deep-clean rate is $0.10 to $0.30 per square foot. A home that hasn't been cleaned in months usually needs a deep clean first, and regular visits are priced after that.

What do house cleaners charge per hour?

Hourly rates depend on whether you hire an independent cleaner or a company, and on the type of job.

Who or whatHourly rateSource
Independent cleaner, standard clean$25–$40 per cleanerHomeGuide, Fixr
Cleaning company, standard clean$40–$50 per cleanerFixr
Independent contractors (general)$25–$50HomeAdvisor
Deep cleaning$25–$60 per person; $50–$120 for a two-person teamHomeGuide
Two-person team, basic clean$50–$90Fixr

A two-person team costs about twice as much per hour but finishes in about half the time, so the total for the job is often similar (HomeGuide).

Why do cleaning companies charge more than cleaners earn?

The U.S. Bureau of Labor Statistics put the median wage for maids and housekeeping cleaners at $16.08 an hour (mean $16.66) in its May 2023 survey, the latest edition on the page we checked. The gap between that wage and a $40 to $50 hourly price covers payroll taxes, insurance, supplies, travel time between jobs, unpaid time spent quoting and scheduling, and the owner's pay. HomeGuide notes that companies often add 20% to 30% to base costs for overhead and owner pay. If you run a cleaning business and price from wages alone, you will lose money.

How does cleaning frequency change the price?

Recurring customers usually pay less per visit than one-time customers. The home stays cleaner between visits, so each clean is faster, and the cleaner gets a steady schedule.

FrequencyThumbtack, cost per visit
One-time$174–$256
Monthly$162–$228
Every two weeks$160–$220
WeeklyNot listed; Thumbtack says it can be lower than monthly

HomeGuide says repeat service usually takes $5 to $10 off each clean. HomeAdvisor lists weekly cleaning at $75 to $250 per visit, or $300 to $700 a month. Angi's older guide (updated March 2022) gave $75 to $200 for weekly and $100 to $250 for biweekly visits. Angi and HomeAdvisor are sister sites owned by the same company.

What else changes the price of a house cleaning?

  • Condition. Pet hair, clutter and months of buildup add time. Many companies quote a first clean higher than the recurring rate.
  • Add-ons. Inside the oven or fridge, interior windows, laundry and baseboards are often priced separately. HomeGuide puts add-ons at $15 to $20 per room or per hour, depending on the task.
  • Location. HomeAdvisor's city ranges run from $90 to $190 in Chicago to $120 to $300 in Portland, Oregon.
  • Supplies. Eco-friendly products can add cost, and using the homeowner's supplies can lower it (HomeGuide).

How should a cleaning business quote prices over the phone?

Price is usually one of the first things a caller asks about. You can't give an exact price without details, but you can give an honest range and then book the job. A simple process:

  1. Ask the four pricing questions: number of bedrooms and bathrooms (or square footage), type of clean (standard, deep or move-out), how often they want service, and when the home was last professionally cleaned.
  2. Ask about pets, clutter and add-ons like the inside of the oven, fridge or windows.
  3. Give a range from your price sheet, for example "a 3-bedroom, 2-bath standard clean usually runs $X to $Y with us," and say what would push it higher.
  4. Explain the first-clean rule if you use one: the first visit costs more, and recurring visits drop to your regular rate.
  5. Book a time or a walkthrough before the call ends, and confirm the final price on site or from photos.

How Sharrk handles cleaning calls and new leads

Sharrk answers your business line 24/7, asks the questions you set (home size, type of clean, frequency, pets), and books the visit onto Sharrk's calendar, Calendly or Cal.com. It can live-transfer a caller to you or your office when a person is needed. New leads from Angi, Thumbtack, Networx, your web forms or a webhook get a call, text or email in under 30 seconds, and Strikes follow up automatically with leads who haven't booked.

You don't need to configure it field by field. Describe your business to Mako in plain English, including your services, service area and how you want price questions handled, and Mako builds the agent for you to test.
